Abstract

This article examines the possibilities of managing the building’s engineering systems according to BREEAM criteria, ensuring the best possible thermal and visual comfort for building users while optimizing energy consumption. For this purpose, a dynamic modelling model of the building was created in the Integrated Environmental Solutions virtual environment (IES VE), and the criteria for evaluating thermal and visual comfort and energy consumption were also developed and integrated into the dynamic modelling process. When determining the evaluation criteria, the BREEAM requirements and the 2030–2050 climate change scenario were taken into account. Based on the modelling results, optimization of the building’s HVAC systems management was proposed in such a way that energy consumption would be reduced, and thermal and visual comfort would meet BREEAM requirements. Although the building under consideration meets the A++ energy class, it was found that modifications to the HVAC system allow for a significant reduction in heating energy costs while maintaining the thermal and visual comfort set by BREEAM. The greatest effect on energy consumption is achieved by optimally coordinating the start and end schedules of HVAC systems and lowering temperatures during nonworking hours.
