Assessment of effectiveness of investments to the real estate

Abstract

As real estate market recently started to achive previously unseen acceleration it became an even more atractive form of investment for the investors. To start investing it is not enough to have initial capital. You need to carefully consider what kind and size of real estate you want to purchase, what kind of risks relate to it and how to manage those risks. In the article there are provided ways for possible investment, evaluation of these feature aspects, also calculation based on which investors can pick region in Lithuania for investment. In the article huge attention is given to for the concept of real estate and for possible ways to invest into real estate. After performing analysis of scientific literature there were provided main advantages of investing into real estate, disadvantsges and risks which should be evaluated by any starting investor. There were performed multicriteria analysis based on TOPSIS methodology to identify most attractive region for investment in Lithuania.
